It's a huge deal. That hot water has to temp gauge. When it comes out it will be steaming hot, it's not safe and not code by no means. The inspector should Of caught it. I would have the plumber come back open up the wall and switch them. At his cost not yours. If he is reputable he will do it because he made the mistake.

ya I'm getting more and more jobs where the investor is telling me no permits?

I'm not learning from the wrong people. I Invest in the burbs which there's no such thing as no permit. He city drives by and will see a work truck and knock on the door. 

its just crazy to me how many homes I see remodeled without a permit and no one blinks an eye

So I have learned no one pulls permits for The city of Chicago. My question is this what happens when you sell the home and the buyer gets an inspection? Do buyers not get inspections in Chicago ? Investors talk to me talk to me

The problem is this a large contractor is it going to bid a job like that for 500-600. It's not worth it. That's why the price is higher. But depending on what's involved/location of be around 16

I guess my experiences are bias because I am the contractor and my partnerships are in place because the investor wants me to handle all aspects of it and get a check. I understand there are some real characters out there which then I can see your reasoning. I see the other side as well. Why partner with me if you can just pay me? I'm not sure, I can ask though
