I hope you didn't get discouraged from these replies. If you look at other questions that were asked about the buy and hold with equity and cash flows splits, they are very real for what you are proposing. I dont understand why Brie and Marcia didn't agree, but that is their opinion. There are a lot of people who don't want to do the work, don't know about real estate and don't know where to try. This is where you come in, and you are definitely worth the equity and cash flow split if you make the money. I hope you didn't give up on this idea (please research how others have done it). Very discouraging message from Brie.

You have to check with your city and zoning. If you find that your city will allow it then do your numbers and see if it’s profitable .

When you say your lease was iron clad - how did that prevent them from suing ? Did you have on your lease that they must have renters insurance ?

I found a guy who has no experience in real estate but has money.

I’d like to partner with him. I would do all the work and he would put the money. I know how this is done for flips, but how is this done with buy and hold rentals?

I wouldn’t even know where to start. Any books on this subject or articles? If he puts all the money do I get a certain percentage of the equity ? What’s a fair amount if I am not putting any of my own money? What’s a fair amount if I put money up for repairs? Anyone have any contracts that they could share with me?
