Business loan to buy a duplex

Is it wise to take a business loan to buy a property? We need 35k and currently we only have 15k. So i am planning to take 20k to buy the duplex at 168k with current renter. Rent is 995 each unit and owner is paying everything except for electricity because tenants are paying for it. Building built year 1960s. 2br 1bath each unit. Please help any insights will be much appreciated. Thanks
