I do, I'm calling my insurance agent today. I was thinking about getting flood insurance after Harvey. How do you know it will be winds and not floods ? I'm curious because I really don't know anything about these. Was Katrina affected more by wind or flood ? How do you know which is which ?

So hurricane Irma is making way for Florida, suppose to hit on Saturday. Hope everyone stays safe out there. What can I do and everyone who has a rental property in Florida, to prepare for this hurricane ? Any suggestions ? Not even sure how to approach this. Any help is appreciated.

Hope everyone is ok. Curious to see if anyone's rental properties were destroyed by this hurricane or some other hurricane in the past ? If so, what did you do in terms of repairs, damage, safety of tenants, legal and insurance claims.

You forgot vacancy when calculating cash flow. Also, if you sell for 92,000 your closing costs will be higher and you won't net 23-25k. Take 5-6% for realtor, doc stamps, prorated taxes for this year, title insurance, title search, closing fee etc etc. will eat up the profit so I highly doubt you can get 25k
