The link doesn’t give a lot of info. I would check to see what your property taxes will be. The property tax throw people off a lot of times. They don’t know that property taxes change with ownership, so next year your taxes will be different than this year (which is sellers property tax).

I have a lot of wholesalers sending me deals and their comps don’t add up. ALWAYS do your own comps !

I think you'd have to look at what the age of the properties are and in what condition they're in as far as capex goes. I'd also keep at least 3-6 months worth of PITI as someone above mentioned.
