It isn't and never was listed on the MLS so I hope no other wholesaler is advertising it...

@Adrienne A tire-kicker, huh? Perhaps. He's bought plenty properties around the city though. Everyone I mailed flyers to is a proven real estate buyer. That was the criteria for my list. The way the call went just seemed odd to me.

I was thinking maybe it's some seasoned investor trick, used to build anticipation on the seller's end. Ultimately resulting in him offering much lower than the sale price.

We'll see.

Yesterday, I just finished gathering all the names and mailing flyers to them. I'm glad the initial work is over and I have the list for future properties under contract, but SHEESH!! Lol, that took a LOT of time. So I highly recommend outsourcing that if you decide to try this. Especially if you work AND have small children.

Anyway, today I received my first call back from a local buyer. Rather peculiar. Maybe an experienced investor can help me understand the caller's motive.

He asked if the house was still on the market. I said yes. He then said the website address I put on the flyer was wrong. I know for a fact that it's correct because I proofread the flyer on OCD-mode, at least 20 times before making copies to mail out.

After I assured him that the website is correct and to try it again, he asked once more, "So it's still for sale right?" I said Yes again.

He says, "Okay, just making sure. That's all. Bye." *click*

Having enough money to enjoy life & help others enjoy life is success to me. I work so hard just so I won't have to work at all one day.

I want to go on random vacations because I caught a good flash-sale on JetSetter. I want to be the parent volunteer on every school field trip and the PTA parent-of-the-year. I want to have spa days whenever I feel like it & afternoon brunches with equally successful friends/colleagues at jazzy restaurants. I want to organize and host big, fancy charity balls with $10,000 VIP tables & a red carpet where CEOs take pictures with the big check their companies donated to (insert NPO). 

Having the means to do those things without ever worrying about how many hours I'll have to work to replace the money. That's success to me.

You're an exception my friend. Which is why you've been so successful. The relationships built in any kind of business can propel you to the top. A lot of the wholesalers that send me emails don't seem to have those same connections. Otherwise they'd be offering properties/prices that no one else can get. That's why I put 'MLS "deals" (not)' in my first post. Any every day home buyer can do what those wholesalers are doing.

The first thread I read in its entirety on BP was the "Truth about Wholesaling" sticky. This is pretty much the same warning.

It's bad that so many people are bad wholesalers, but it gives me more faith in myself. Reason #1 is because I've had my phone ringing with seller leads every week since February. None of them are listed or have even spoken with an agent about selling yet.

I'm still a newbie, but even I can tell that the newbie wholesalers who advertise MLS "deals" (not) are simply in this to get rich quick. And that means they're not going to last long because it's not how good wholesaling works.

I appreciate when investors spread the word about bad wholesalers. I don't see it as bashing at all. If a wholesaler is doing things right, (s)he shouldn't take it as bashing either because the discussion won't apply to him/her.

It's actually an education in what NOT to do. So it's helpful. Thanks for sharing your experience.

Thanks. It is time-consuming but once complete, it's worth the time invested to have those buyers' contact info for getting the deals in front of them every time. At least until they tell me to stop mailing to them.

I'll update this thread with the results of my mailing.
