Murphy's Law...

I went to the property and spent about 30 minutes taking pictures and recording video walkthroughs of each apartment.

Got home later in the evening to upload the pictures... NONE of them will open. They ALL display a "file corrupted" message when I try to preview them on my computer.

#drained

I'll try again tomorrow. That's now three valuable days of marketing time down the drain.

Update:

I got it under contract for $150,000 on 4/29/15. Got the keys 4/30/15. Put $1000 EMD in escrow 5/1/15.

I'm going over to take plenty pictures and do a video walkthrough today while the sun is high and bright. Would've done it the day I got the keys but I had to wait on my new phone to come in the mail. (I had my last phone for over two years & it wouldn't stay on for longer than 20-30 mins unless it was on the charger lol.)

I've put a short ad on my business FB page and on Instagram. I have the flyer template already typed up, a short list of buyer contacts and a handful of listing websites ready for marketing. As soon as the pictures and video are uploaded, things will be in full swing.

I'm advertising the deal at $165,000.

I'm also going to go through the county assessor website's property tax list alphabetically, looking for owners of multiple properties. I'll get their mailing address and send a flyer to them too.

Closing 5/21/15.

If you haven't already, I'd suggest the Craigslist route. You'd be surprised how many people scour the classifieds for work on a daily basis just to put a few dollars in their pocket.

Offer $20 for someone to take pictures and do a video walkthrough. Then go to YouTube and find a good example of a property walkthrough. Use that example to show the person how you want your video walkthrough done. And let them know that you want at least 50 pictures taken - getting every room from all visible angles and close ups on any needed repairs they see.

Be as specific as possible.

It shouldn't take longer than an hour, so paying $20/hr for the gig is very reasonable.

You're amazing. Wow.. your story was just what I needed to read this morning.

Even more inspirational than your REI experience is your determination to work around what most would consider a weakness (dyslexia). When you said you listen to podcasts and audio books to learn more about REI, that really made me smile. I know several people with dyslexia who allow it to be an excuse for not educating themselves. But there are many more ways to learn than just reading. You also mentioned learning through YouTube. That's an undeniable "can-do" attitude. I love it!

I won't nitpick about the title of this thread or try to question your net worth. Because everything you shared tells me you can do $1M and waaay more than that in your lifetime. Partner or not.

 Your situation is ideal for building a driving for dollars list! In my county, I'm able to go online and look up the owner's mailing address as long as I have the property address. Some counties in Georgia require you to pay for access to their online database, but fortunately I live in a county that allows free access & that actually does a good job of updating the records. So idk if the info will be available for free where you are.

Google "(your county) + property records" and see if you can find a site that lets you search by property address.

I started my in-depth study of real estate investing with the 'Fast Track Profit System' program by Cody Sperber. Only paid for the $297 course though. I'm sorry to hear about your 6k gone to waste but on the bright side, you're young and have plenty time to recoup that and make millions more. :)

My first property under contract came from driving-for-dollars. If you're unfamiliar with the term, just use the search feature here on BP to learn more about it. It's basically driving around & listing addresses for vacant/abandoned/distressed/boarded-up houses. Then go look up those addressees to find the owner's contact info. Call or send a letter to the owner offering to buy. The rest flows from there.

Your driving-for-dollars list will probably yield the highest response rates.

Hi Carlos! I just turned 25 back in February. I started learning about REI in November of last year. Sent my first yellow letters in late February. Made my first offer in the first week of April. Today I'm putting my first property under contract.

My goal is about the same as yours - wholesale for cash to buy & hold. I'm also interested in doing 2-3 flips a year though. I'm really into home reno & interior decorating.

First, I want to pay down some debt from my frivolous early 20s though lol.

On a daily basis, I'm still building a solid foundation for my real estate company's marketing. Website maintenance, social media, PPC ads, classifieds, cold calling and direct mail. I handwrite my letters still.

I'm also researching how to put systems in place as I move through my first deal. I want the experience of doing it myself a couple times before trying to outsource.

In the future, I see myself enjoying more time with my family and less time in front of a computer screen. I see more travel and vacations, which I'm sure will result in me becoming a long-distance landlord.

I offer property management to buyers of my wholesale deals, so in the future I'd like to think I'll be skilled in selecting a good PM for my distant rentals.
