1). People nitpicking about grammar & spelling. You know what they meant!

3). Usually new people, who post questions in the Success Stories forum (or any other out of place forum). It wouldn't be so bad if it were a good question but it's usually something simple like "how do I get started wholesaling?"

4). Joe Gore

I'm not an easily annoyed person but those are some things that elicit a heavy sigh or a loud "REALLY?"  Lol

I don't know how I missed this thread when it was originally posted. BP is the best social site I've EVER joined. As in any part of life, there will be things that rub us the wrong way but BP is actually something like a sanctuary for me.

Just got back in from going to see a house someone called about yesterday. On the way, I noticed two of my signs were missing and one was blown down during the thunderstorms we had this week.

I put that one sign back up, but I won't put signs back in the two spots where they were missing.

 You're welcome Blake. For me, I just visited my city's official website. Once there, I used the search feature and typed in "sign regulations."

 I texted this verbatim to three people that I'd called a few times, and two responded. One texted back "call me" instead of just calling lol.

At the appointment yesterday, I made an offer and it was rejected. I told her to keep my offer in mind and give me a call if anything changes.

I have three verbal offers to make this afternoon.

Two missed calls (no voicemail) to return. One missed call who left a voicemail to return.

One person called asking how it works. I always disclose first that the cash offer won't be anywhere near tax value or their desired retail price in most cases. After saying that, the caller just thanked me and hung up.

In total, I've received 23 calls from 25 bandit signs that have been up since Sunday (5/31).

I'd like to see test results on that too. I'm sure the city where the signs are placed plays a factor. In my city, I think people are more inclined to read handwritten signs since there aren't many written signs out except for small yard sale signs. New things stick out like a sore thumb in my little town.

Also, just for anyone who wants to know: I used yellow 18x24 signs. Black writing (used a Sharpie Magnum).

I know nothing about purchasing a 100-unit property. The most I can offer here is personal experience with the city of Albany. I'm down here in south Georgia also. Not too far from it.

At those rates for rent, it's probably a C/C-. Albany is one of those places where there's not much to do, so people just go get into trouble, especially when low income is a factor. Be sure to budget more for maintenance and vacancy, since you plan to raise rents on half the units.

As for advertising, a little goes a long way in a small city like Albany. People talk more than anything, which is why WOM has been decent enough for filling vacancies. I think classifieds and signs on the property itself are enough to attract tenants.

Try sending them a text... People seemed to be wired to respond to a text no matter what.  

 I'll try that. It feels funny to text someone about something as major as selling a house. I'm only 25, but I was around long enough before texting messaging to know that some conversations need to be CONVERSATIONS - not messages sent back and forth.

But if it makes the seller more comfortable, I'm all for it.

Do you hand write the signs or use printed? Testing has shown that hand written gets more response. Garage sale mentality. Non professional. People looking for deals.

Also, usually the code enforcement folks will call. Not the police.

Usually, code folks will give you a warning, if enforcing code rules in your area.

Thanks Bill. The signs are handwritten.

And there's no code to enforce here; the signs are legal. No permit needed. The only restrictions are that they must not be taller than 4ft in residential and not taller than 8ft in nonresidential. And they must not block any public rights of way.

All of my signs adhere to those regulations.
