1 I had to call back after speaking with her briefly while I was driving, but it was a Hispanic woman who answered the call back and told me wrong #. I'm 100% sure I dialed the right # though. Weird stuff.

 That sucks lol. Seriously though, I was expecting MAYBE a couple calls a week. Through my driving for dollars yellow letter campaigns and these 25 little bandit signs, I'm realizing I might be sitting on a gold mine in my little hometown. Valdosta remains pretty much untouched by the flood of guru-taught wholesalers. Yet I know there's an active community of cash buyers here.

More opportunity for me.

I bought 200 signs and I'm almost afraid to put any more out until I do a deal and hire a VA/outsource lead screening to an answering service.

I've read a lot of negative comments lately about bandit signs too.  I'm really glad you shared your results.  If I hear anyone talking negatively about bandit signs, I'll point to your example.  

Also, great job taking action.  Putting signs out is a little scary the first time.  You feel like the whole world is staring at you as the cars drive by.  And they probably are if you're putting them out in a good location.  That's kind of the idea.  As soon as you're back in your car, they'll be looking at your marketing message instead of you.

 Lol I definitely felt like everyone was watching me. But that's a good thing.

I was considerate with my placements - making sure the signs wouldn't block any important side mirror views and such. They aren't too close to the streets and in no place that would block a walk way.

I mapped out where I was going to place signs using Google Maps, so I'll remember everywhere I need to collect them from once I get to the point of needing an answering service & using a different #. (A little law of attraction in there. :))

The thing that bugs me personally is people will put them out and then just let them rot off the stick (never pick them back up).  They just assume someone else will pick up their "trash"...

 I was the one picking up old signs while I put mine out, so I can see their issue with that. Some of the signs were for tax refund services and events back in Feb/Mar still sitting there. I tossed the ones that were lying on the ground. For the evergreen signs that were blown down, I just placed them back upright.

Even though I'd already researched the local ordinances on ad signs, I was still nervous putting out the first few because of all the things I've read here on BP about bandit signs. But after the 3rd cop rode right past me putting out my signs, the nervousness went away.

I was surprised at my response rate with yellow letters, but I'm downright amazed at the response to old hat sign marketing.

Yesterday (5/31/15), I woke up at 5 am to go put out my first batch of bandit signs. From 6:30 to 9:00, I put out about 25-30 signs. At 10:03, I got my first lead - a guy needing to sell about 20 houses.

So far, since putting out the signs yesterday, I've gotten one text (the guy with 20 houses) & five calls.

Out of six responses, two are no deals: 1) caller wanted to sell a 963sqft house but they're building another house right behind it on the same land/parcel & 2). caller has a mobile home he wants to get rid of but buyer will still have to pay lot rent.

The caller with the mobile home is a contractor though. He has 25 years in construction & does quick repair estimates for another female investor here in town. He agreed to help me out with that also. So I saved his contact info for future use. :)

So that leaves four good leads - all who understand I don't pay retail but still want to sell.

I'm pretty excited about the response from "bandit signs," which are actually just yard signs in my city; they're legal.

I posted this because lately I've noticed more generally negative opinions on bandit signs and their effectiveness. What better way to find out if they work than to try it myself?

So far, so good.

Hi Brian. I'm in Valdosta, not too far from you. I had similar questions when I began back in December because of my city's population of around 55,000 and not seeing any other "We Buy Houses" ads around.

Well, yesterday I became the first (at least to my knowledge) to put out "SELL YOUR HOUSE FAST FOR CASH" signs and have gotten five calls & four leads already. Two of which have multiple unlisted houses to sell.

Last month I compiled a list of around 150 heavy real estate buyers in the area. I got that information from the county's tax assessor website and online property records. If you ask Google Almighty, you may be able to find something similar for your county. :)

The way I see it: nothing fails but a try.

If you can get a solid deal, I think you can find someone to buy it - whether they be in St. Mary's or Brunswick or Jacksonville.

They're legal in my city. No permit required. The only restrictions are that they must not be taller than 4ft in residential and not taller than 8ft in nonresidential. And must not block any public rights of way.

I put out my first batch of "bandit signs" this morning from 6:30-9:00 am. At 10:03, I received a text to my Google Voice # asking if I buy houses. I replied, "Yes I do. Do you need to sell?"

Response: I have about 20 houses to sell.

Well worth it, in my humble opinion.
