Also, I haven't done much of a test, but I'm with Dev, I'd think printed "we buy" signs would work better by far.  Selling signs might work better hand written, especially if you're advertising something like "owner finance" or "priced under market for quick sale" or something...

 Thanks. Earlier in the thread, we talked about results depending on location and competition. I definitely have an advantage being in this small metro city, untouched by guru real estate seminars.

Like your first experience with bandit signs and the influx of calls, I've also realized that I can do this full time - just not right now. But I do love the process, from planning and tracking marketing to answering calls live, researching home values to making offers, I love the process. So as soon as I make at least half of my current yearly income, I'm making the jump.

I picked up a local classifieds paper last week just to see if there were any "We Buy Houses" ads in it. Nope. Not one. I don't mind being the first. :)

What's wrong with "state-friendly ones?" The standard GA purchase & sale agreement is seven pages long but it's easy to understand and actually protects the Buyer (me) more so than the Seller.

If you want to use one of the guru contracts or something short from the Fileplace, be prepared to have more than just agents criticize it. An attorney or knowledgeable seller might have a few objections also.

Exciting day! I made SEVEN verbal offers in one hour. The second of those seven offers was accepted at $23,900 for a 2/1 house in a subdivision with recent comp sales around $65k. That's ~.37 on the dollar.

Let update the call count. From 25 bandit signs, I've received 34 calls. Made 15 offers. One accepted. Closing on July 3rd.

I've talked to the seller twice since he accepted earlier, and I'm pretty sure he'll be returning the contract I just emailed him by tomorrow morning. I'm going to get pictures in the morning too.

Tonight I'm writing out my ad for buyers, so it's just a matter of copy and pasting once I have the contract & pictures.

Had my first call from a potential "bird dog." He gets paid $100 every weekend to keep about six houses clean for an elderly woman who's husband passed last year. He said the houses are all vacant and have been since the husband passed, so they're costing the woman more money than anything. He'll speak with her about selling.

Another 'no sale' called today. She owes 79k on a house appraised at 90k.

I made another verbal offer today. Rejected.

Tomorrow I'll be making three more offers.

So far, since putting the signs out a week and one day ago, I've averaged four calls a day, half of those leading to an offer.

No deal yet, but I've grown completely comfortable with screening leads and making offers.

I learned something new. I thought the state of GA required real estate transactions to be handled by an attorney. Thanks @J Scott.

Hi Craig. I get alerts for the keyword "Valdosta" because it's my hometown. :)

I just started learning about real estate investing in December. With the profit from my first deal, I plan to get licensed.

I'd never considered being an agent before, but through talking with so many motivated sellers willing to sell for decent discounts (just not a wholesale deal discount), I can see how I'm leaving money on the table by not being able to list and market them myself.

I'm willing to bet that I could make more as a seller's agent than as a wholesaler.

Also, I haven't gotten any calls from people wanting to buy so far, but I have spoken with a few investors who want to sell houses in a package or with owner financing.

I paid $1 a sign and $0.50 a H stake.  I try and concentrate in one area so people see a few signs along their drive, I try and put them where I think people will look (towards a sign) and I put them at least two sides of an intersection but usually all four.  

 Good idea on spray painting old signs! All the ones I threw away could've been used. I'll do that from now on.

My total for 200 signs and 200 wire frames was $482.48. I'm almost sure I could've gotten them cheaper at a local printing shop. I wasn't thinking at all when I ordered them. The shipping was around $100 I believe. Got them from dirtcheapsigns.com.. not so dirt cheap though. Still the best prices I found online.

I made three verbal offers today over the phone. All three rejected but there's hope.

The first woman actually seemed grateful for what I offered, so I'll follow up in 4-6 weeks.

The second was a man who was clearly offended by the offer. He gave me a mini lesson on local house values and what I need to be offering. I thanked him for his time and told him to call me if anything changes. He just hung up, lol.

The third was a woman the next county over (the one who texted back "call me" instead of just calling). The lowest she'll take is $5,000 over my max offer. But it's a MAX offer for a reason, so I didn't budge on it. I'll follow up with her in 4-6 weeks also.

 I think direct mail works better than bandit signs in most areas. I just live in a place where bandit signs for real estate haven't been played out yet.

I hope you get a deal from your mailing. Be sure to call back that hang up.
