Hi Chris, as you have mentioned insurance companies are starting to calculate the age on roofs based on permits with the city and not from when it was actually installed roofs are going at a premium know. I would just try to find another insurance company. I use security first for all my rentals they have competitive prices.  Inbox me if you like for me to connect you with my agent.

Hello all, any recommendations on a company to perform a land survey on a small home in a sub division here in Jax

I don't have a rental with well water but have it at my home her in Jax. Shallow wells will give you both smell and odor. Possible fixes will be to get a water softener but the challenge there is the need to keep it stocked with salt and if it isn't hello smell and stains so the tenant would have to keep that up and payout of pocket for it. Trust me you don't want to be responsible for keeping it full. Second option is deepening the well if you go a little deeper you will get past the smell if you go far enough you'll get past both these are usually called artesian wells. One last thing its difficult to get any information on existing wells because most were done by home owners or the companies didn't record anything with the city. Hope this helps and good luck.

@Lauren E. I agree with @Mitchlyn D. many of the Zips vary within them my fav on the list is 32210 there are plenty of great pockets there.

I operate as an LLC and have never gotten a business license from the city. I have just used my articles of incorporation from the state.

I have had one septic field/ tank  installed bout 10 years ago but the Septic contractor did most of the heavy lifting on it. It didn't take 5 months. The only big deal I remember was making sure the tank wasn't within 75 feet of the well other than that things went pretty smooth. Have you given the contractor any money yet?

They buy knockdown houses in Avondale and Ortega area not ideal for rentals over there.
