Hello @Matthew Thorp, there is a title company in jax that will do a foreclosure search for 25 dollars to make sure you would be bidding on the first lien position. They do it as a service with the hopes that if you take it down you will use them in the future. PM me if you would like for me to share the name not sure if it is against BP policy to place it here.

Hi Larry, those are all westside zips that was the best place to be for this storm as it came from the east. I invest and live on the westside other than some power outages and downed branches we came out okay.

Hello Julia, I wish I had something to offer you. I regret the trolling you received with all of the negative and extremely useless feedback. I am not sure how active you are on this site but there are actually people her who want to help. I live in Jacksonville and I know what you are looking for is possible and it doesn't have to be in a war zone. You will have to give up things like a two car garage and the spread will more than likely limit you to owners who manage their own properties than a property manager. Try 32210 and 32205 those are older areas I would rate as a C neighborhood.  Welcome to Jacksonville and Go Jags!! 

Hello all, 

I am looking into paying bird dogs for fees for leads closed but I want to make sure I am handling it properly. I would assume they would need to be 1099 for that income so that it is not viewed that they are being paid under the table and it can be taxed. Is anyone currently paying bird dogs am I overthinking this with using a 1099?
