I am thinking about getting my license for the sole purpose of MLS access, the ability to make offers on properties when I would like and the ability to gain access to properties when I would like. My question is just because I attend the needed classes and earn my license would I need to be under one of the big real estate companies Remax, Century 21, etc or could I gain MLS access as an independent agent? Is anyone currently doing this in the Jacksonville/ North Florida area?

Is it going to be septic or well and septic? If it is going to be W & S the septic has to be at least 75 feet from the well if I recall correctly from when I built my house 5 years ago. So make sure the configuration of the land supports it if thats the case.

Hi Robert how were you able to pin down there had been additions to the property? Was thisfrom county records? Handy information to have.

Well you can take it with a grain of salt but at the end of the day it is just a data source. I am an investor here in Jacksonville and I like to also look at the assessed value of the home from the city as well. I have provided a link below to the property. My experience in the past is that the assessed value would run a little low recently I have saw them go a little high because of the need to generate tax revenue. I actually had my value modified a couple years back because it wa significantly higher than the private appraisal I had from a refi.

Greetings, it is my understanding that you can only have 4 FHA loans on your credit. So I was wondering if it was possible for my wife to have 4 properties in her name and 4 in mine. I am sure that each of us would need to meet the income requirements. Has anyone been able to successfully do something similar to that?
