Have you purchased rental properties on well water?

My out-of-state agent tells me this is normal for the neighborhood but I see iron staining all over the tubs and toilet and can't imaging a tenant being okay with this.

Questions:

Have your tenants been okay with the staining and slight smells of this water?

If acceptable to your tenants, what potential headaches might this system create for me?

If s there are headaches, is there a way to mitigate landlord expenses with such a system?

Thank you BiggerPockets !!  =)

I don't have a rental with well water but have it at my home her in Jax. Shallow wells will give you both smell and odor. Possible fixes will be to get a water softener but the challenge there is the need to keep it stocked with salt and if it isn't hello smell and stains so the tenant would have to keep that up and payout of pocket for it. Trust me you don't want to be responsible for keeping it full. Second option is deepening the well if you go a little deeper you will get past the smell if you go far enough you'll get past both these are usually called artesian wells. One last thing its difficult to get any information on existing wells because most were done by home owners or the companies didn't record anything with the city. Hope this helps and good luck.
