Hi @Chris Garzino I mailed out 400 yellow letters last month with a very typical "I want to buy your house" message.  I received about 20 calls, but haven't closed on a deal yet. I know it's a numbers game, so I plan on sending letters to the same list later this month. If you search for "direct mail" or "yellow letters" on BP, you will definitely find information. I used listsource to buy my list.

Jennifer Brown I'm a newbie; this story is really inspiring! Congrats on your success. Any suggestions regarding condo purchases? From listening to the podcast and reading, sometimes condos are discouraged.

@Undrea KingI just started my yellow letter journey. I was wondering if you had an update on PatLive? and if you recommend it? I don't see myself using it for now, but maybe one day in the future.

@Patrick Liska Thanks for your feedback! Yes, a phone call could make all the difference. I plan to call and see if I can convert the attic. 

I've checked some of the rent prices in the area, and the rent wouldn't cover the mortgage/costs. I'm trying to figure out a solution, hopefully the seller can come down on his price a tad bit.

@Avi-Gil Chaitovsky Thanks for responding!  I went to a couple of open houses last week, and saw 2 houses that had attics/bedrooms. I still plan on checking, just in case. I think my only option at this point is to call the seller and try to negotiate a price that would give me cash flow. If not, walk away.
