Hi everyone, I have a home inspection scheduled for this Saturday in Paterson. The seller explained that the tenant might give me a hard time with the inspection. Reason being that the seller told the tenant he was going to start the eviction process since the tenant wasn't paying rent. 

I worry that the tenant won't open the door, and I'll waste my inspector's time. My main question here is do you have any tips on how I should approach the tenant/situation if they refuse to open the door. How I should introduce myself? Any suggestions?

FYI. The seller doesn't have keys to the property.

@Jeffrey Carusotto Yes, I know the area well. I agree, there are far less tenant issues in the Ironbound versus other areas of Newark (generally speaking). I will inbox you with more information.

@Brett Goldsmith and @Ibrahim Hughes Thank you for your quick responses! I spoke with the buyer and his lawyer. The sellers aren't being completely clear on what they owe, liens, and everything I previously mentioned. We are going to do a title search and take it from there.

Hi everyone! I am currently helping a buyer purchase off market properties in Passaic County. I found a motivated seller, and we agreed on a price after the seller explained that there was no mortgage on the house or any title issues. We were getting ready to sign the contract when the seller mentioned that he filed for bankruptcy, so HE was no longer responsible for the total owed on the house, but money is owed (mortgage and lien). More money is owed than what the property is worth, so we came to the conclusion that we need to do a short sale.

My question is, do we need a realtor to do the short sale, or can the real estate attorney do it without an agent?

Also, if we do the short sale, is there some type of contract we can sign to help us obtain the property after?
