Post: is irr of 5.90% good for property?

If you calculated your IRR the right way, then no, a 5% IRR when investing in real estate is not a good deal. At a minimum, you should look for 10% (and really nothing below). 10% is even pretty low when you consider all the work that you have to put into such an investment.

  • 2. A house flipping spreadsheet to review and manage house flips and rehab projects
  • 3. A comparative market analysis spreadsheet to keep track of all the properties you analyze so you can identify trends in your local market and easily run comps

Post: For New/Small Investors, include you as PM in your calcs/ROI?

Always include PM, even if you self manage. For two key reasons: i) you may self-manage today, but what about tomorrow? You may not want to manage properties your whole life; ii) What if you buy more properties and scale? Are you going to continue to self manage?

Including PM is the right thing to do when planning your investments.
