I keep track of my properties on Excel because I love the flexibility it offers and it's also completely free (as long as you have the software). For online management, a few names usually come to mind: Cozy, Buildium, Appfolio, Rentec Direct, TenantCloud, Avail, NestEgg, to just name a few. They all have their specificities and they will fit different needs for different types of investors so have a look and pick the one you like!

Hi @Justin Nahas If you want, you can also have a look at my FilePlace on BP, I just recently updated a house flipping spreadsheet to help BP members estimate their rehab projects:

The only thing you need to run the spreadsheet is Microsoft Excel. Let me know if you have any questions, happy to help!

Dealcheck is a great one (my favorite in your list). I'm obviously biased in that regard but I would also recommend you to have a look at excel spreadsheets. They usually offer more features and a more thorough analysis than online calculators.

@Jordan Voitus no need to unlock the spreadsheet to use it. You can plug all the necessary numbers in the blue cells to run your analysis. Let me know if you have other questions!

I would suggest you to use more advanced excel spreadsheets for that purpose. You can easily find a few online. Let me know if I can help!

Fully agree with Mack, the online calculator is great for single-family properties and small multi-families but it is less adapted to large multi-unit buildings. You can find great resources online, including more advanced spreadsheets that will better assist you in your analysis. Feel free to reach out if you want more guidance. And best of luck with your project!
