Wow. Just last month I was told 6.5% over 20-25 yrs on approx. $30k for a condo unit (I think 10-12 condos in the building).  Small local bank.

For instance, if we have 20 members/guests present, they will add $2.50 per person to our tabs. So the more guests we have, the less we each pay for the room. Many members have commented that the information gained at a meeting is well worth the upcharge for the room. We greatly appreciate your contribution, to help us have this nice location to meet at!

I could have had that situation, but I dodged a bullet. Showed a unit to a woman, her husband, and their toddler who were moving to the area from out of state. Kind of weird b/c they were actually going to be working 45 minutes away.  She liked the unit and said she wanted to apply. I sent her the link for application/background check, and reminded her that her husband would also need to apply and complete the background check. Late that evening, she applied online, and told me via e-mail that only she would be applying, because it seems at some point in the 4 hours between showing and her e-mail, her husband decided to live somewhere else.  Um, yeah, right.

You've probably heard of the term wholesaling. The gurus pitch it as a no money down option and minimal work to start raking in smaller chunks of change. It can be an intimidating process because wholesaling involves mailer campaigns, sales, contracts, estimating rehabs and so much more.


For the month of February we will be having local real estate investor Jeff Baer share his experience regarding wholesaling and how he makes it work for him. Jeff founded CU Home Buyers and has been investing for years in the local market. His company employs many strategies from rentals, to lease-options, and one of Jeff's favorites, wholesaling. From the days when he was sending out his own mailer campaigns by hand he now employs a small crew of people to handle the day to day operations and keep the business moving forward.

At its core basics wholesaling usually involves putting together a contract to buy a property and then assigning (selling) the contract to another buyer. The second buyer is the one that actually puts up the large chunk of change to purchase the property while paying you your fee for selling the contract to them. Jeff will be able to talk through his approach, the ins and outs of wholesaling, and answer questions you may have about the strategy. It should be a great informational crash course into the wholesaling strategy.

Please Note: 

  • A nominal fee of approximately $1-2 will be added to your restaurant/bar check to help cover the room charge. 
  • MCALA Board Members will be meeting in this room until 6:15 PM. If you arrive early, please hang out at the bar or hotel lobby until the doors open.

I think it's a really good idea to leave mgmt fee in your calculations, even if you are self-managing. I just bought my first unit last fall, and thought I'd manage it myself.  As it turns out, I get a little anxiety dealing with potential clients, so after my first showing, I turned my condo over to a property manager.  Since I had already budgeted for that, it was fine - I'm still cashflowing, and someone else gets to deal with screening tenants and tenant issues. I don't regret it one bit, but I might try to self-manage the next one.
 

I'm currently working full time, and just don't want to have that extra stress.
