I dont own much stock, what I do own is very risky market sectors related to technology and health, anything with potwntially huge returns due to finding new cures etc and pay regular dividends. If I'm going to gamble, I gamble big. But not being much into gambling I dont do much of it so a loss isnt too big a deal. Other than that, gold and gold stocks are extremely underpriced based on where the dollar is likely going. So if you want a safer gamble but something that you can actually spend as well, you can even buy physical gold.

Most people call them portfolio lenders because they lend from their own institutions money pool, not the secondary market.

Thanks Nick! That is a big priority for me right now. I'm not entirely familiar with what you're suggesting. Are you referencing a portfolio loan? Or more of a private loan? I have 2 properties I'm currently trying to refinance, and a third under contract to close next week, so I'm actively trying to educate myself on the best path forward.

Great stuff man! You may want to look deeper into delayed financing as some of the rules have changed... one way around this is to find a lender who will lend out of their own portfolio and this a 6 month wait period is irrelevant.

Rates are going to dip more. Theres more happening in the economy than coronavirus. Fed has mismanaged money for too ling, dollar index is falling, and they are printing all kinds of money to buy back their own losing bonds. Chickens are coming to roost.

On our way back from Hawaii we met some folks staying in East Nashville. This was 2 days after storms. They seemed unphased.

We live hour south of Nashville, no storms here.

I'm torn. Both sides of the argument make sense, dependant on a few variables that can't be determined across all possible outcomes.

Maybe my current opinion would be to do a case by case where the ultimate outcome is to be as good for business as possible and also as good for the customer as possible.

Depends. What's the rate you owe? Can you invest an make above that rate? Can you find a way to refinance that debt to a lower rate and make even more with the capital?

There's a big world of questions out there.

In general my vote would always be to invest and let the investments pay for the debt.

You could also look at lenders that base the refi on DSCR instead of personal DTI. Rates may be higher, but you free up funds for the next deal. And if you're finding good deals then it'll more than make up for the rate differential.
