BUT, the government is adding $600 to unemployment benefits on top of the stimulus. People who work 9-5 jobs are probably going to take home more Money without lifting a finger, I can’t see how rents won’t get paid. Plus, everyone is learning that they can save money now. 

I see some retail space and Airbnb taking a hit, though.

That's one of the weirdest parts of this, they won't be deciding to go back to work for less money, that's for sure. Although it looks like there's a likelihood of inflation eating into that higher number.

Investors that I talk to believe that better prices will be around the corner, so no need to buy at yesterday's prices.  Banks are changing their underwriting standards and are cautious.

Right now we are in a "temporary" situation where an increasing amount of rent is not being paid.  For commercial owners, it can be considerable.  For multi-family, most of us will survive.

I thrive during downturns because there are good deals.  We'll see if this pans out.  

Dig this perspective. This will be my first time investing in real estate in a downturn should that come to pass. Everyone I know who was investing in real estate during the last downturn said most of their wealth was made in those years. That stands true for my extremely modest wealth increase as well, 08 is when I started my current business and that was a good decision. Working to track all the perspectives that are out there to better prepare should opportunity come!

I believe so, I have pulled equity out of properties (while still allowing for cashflow should rents decrease... conservative is good!) in an effort to prepare everything I can to purchase deals. It seems to me, there is much uncertainty about how bad his will actually be, and if you look away from the talking heads and into real economics (not hopes and promises) this is going to be insane.

I applied the minute it became streamlined, and actually the week before it was streamlined as well. Haven't heard anything about anything.

 Isn't Nashville a large hub for short term rental? That market didn't get impacted at all? 

Perhaps it did. I am not much into the STR market nor do I have clients who are. We are all long term. I should clarify I was speaking specifically in relation to house sales. But I do see it coming in the near future.

Middle TN still hot. But I think that is partial overestimate of what the cost of money will end up being as we move along. The virus is only part of the story. Money pumping is going to change many things.

Regardless of how well capitalized anyone is and what you think may happen as a result of the ongoing issues the world is having, noone has any real idea whats going on or will happen.

People have been landlords through recessions, but noone has been a landlord through recession and global economic meltdown and a rapidly spreading virus at the same time. Time and again people in the groups don't seem to understand the long term economics of all the money printing, government starting up companies that are taking loans from the fed to purchase other publicly traded companies and all of this on top of the viral issue.

There is no playbook.
