@Jesse Spaur in spite of believing an economic downturn is imminent, I purchased my first this year. Only because it would cash flow immediately and I was able to parcel off some land from it and act as the bank on that which put my buy in at a much lower amount.

Anyway, if it's a great deal now, it's an even better deal in a downturn.

Encouraging words to hear. I am new to the forum and somewhat new to investing in Real Estate... but what you have said rings true in my life as well.
