Ive been self employed for as long as I can remember. Always a hustle!

However, this year I have hired the first person needed to run my business and begin removing myself to focus strictly on real estate.

As of now have 2 units, working on a duplex and a mobile home park ATM. I fully intend to other than keeping the employees on track, invest in real estate in varying capacities. Also a few days away from being a licensed agent and working on a plan to start a rural prop mgmt branch under a local real estate broker.

It's fun. I've never worked standard hours so it's all one and the same to me.

I enjoy Helocs. Primarily because if you use the money and refi out later the loan follows the refi property and pays off the heloc which gives you the ability to use heloc funds again. Another advantage to a heloc is only paying interest on what you use. A revolving equity account like this is a great starting point and can mean better deals since as far as seller is concerned youre all cash.

You have to figure out what you don't know. Did it eat into electrical forcing the need to replace more than meets the eye? Mold? Is the city going to rape you on trying to get the permits or pass inspections due to hazards? What don't you know, thats what you have to find out.

So far, 90k as I sold land off the tract, original purchase 140k, rented from day 1 for 900 a month. The kicker in this was the acreage which I sundivided and sold and gets me a nice little net income as I act as bank for buyer. Increased my monthly cashflow significantly with little impact to the value of the rental home.
