I didnt go to prison... but i too started a contracting business (pressure washing) and make 6 figures (when i started making 20m a year was my goal, had no idea of the possibilities). Of course, it's all with little to no effort and in my sleep... want to buy a book on how to do it?

Turns out: if you do what you say and show up, man you can make some change.

@Jeffrey Holst those insights are rock n roll dude. Absolutely will be in contact with Brian should we move forward with a purchase! Not sure how I feel about markets with a ton of already happening development, I tend to like slightly more stabilized areas that haven't yet seen that kind of love... both for pricing and future potential.

@Allan Smith very much appreciate those insights man. Yeah had a feeling something like rough shape was the correct way to think about it. Will be driving around this coming week. 

Being from Murfreesboro it's easy to know a little something about these areas, but having never thought about investing there... hadn't quite tried to view it as an investor would yet.

It's also worth mentioning, mobile home parks. Always looking for those. A few in my backyard that I am door knocking on to try and get a deal talk happening.

Thanks @Heidi Rau! I am looking at duplexes and up in the area. I see a few but feel the need to put my eyes on the area. Are you in property management there? Although my license will be under someone soon, and I intend to run some property management out my way, that may be a bit more of a trek than we intend to make... so having some contacts there to handle that aspect may be crucial.

I've been looking at Chattanooga. I have come across a few pocket listings for a quadplex and duplex. Also looking at some single family and the MLS.

Can anyone provide insight about this market? Are there areas youd be concerned as an investor? Are there factors economically that could be difficult to predict? In a downturn does this market seem to stand on it's own or is it more highly affected (than say the Nashville market)?

I only live an hour away or so and will be driving there next week and looking around. Still a few questions where I don't want to be overlooking something obvious to someone else.

Hold it. Unless someone walks up and wants to just hand you cash for well over your invesment, hold it.

Anything is for sale for the right price. Otherwise better to keep.
