huntsville vs Birmingham vs Tennessee (Memphis)

Huntsville is getting too tough to score any more deals. Everything is 15 to 20 k over asking price. Does anyone have good upcoming locations with a handsome return in Birmingham? not looking to over pay.

also open to Tennessee, i have heard memphis might be good and it might be a new hot spot in the happening? does any one know where in tenessee?
