When I got into investing, I wish I'd known what Section 8 was before I tried to manage my own SFR properties. Jumped into the application process without doing a little more research.

Taylor how are you? Can you elaborate more on the section 8 comment. Been trying to do some research myself.

My strategy is the buy a home and live there as my primary residence for two years while completing the rehab. I sell every two years or so, and since it was my primary residence, I don't pay capital gains taxes on the profits. There is a bit more to it than that, and living in a rehab with children isn't for everyone.

thats genius @Mindy Jensen... I love it. You would have to be going in with enough cash on hand for the rehab right?

@Lee G. thank you for the insight!! I have thought of 4 plexes but in my desired area (Westchester,NY) they are so few to look at and choose from. I see alot of 2 unit MFs. I grew up in a MF..that was my parents first house and I know you can get a them in REALLY great area but low pricing if you sit on or closer to that "imaginery line" that kind of separates the suburban feel from the inner city one. I would love to have a go at your spreadsheet and any other resources that may help me along my journey. Thank you so much :)

Happy New year everyone! I'm from the Westchester area in NY. A friend mentioned to me about house hacking to get into ownership rather than renting. I don't have much put away but have great credit in the high 700s. Not gunna lie...I'm a bit nervous about home ownership as well as being a landlord and preparing for Unforeseen expenses but I know I need to pull the trigger to get my business started. Just looking for any advice or words of wisdom to move forward with. Where there is a will there is a way and I know I'll get something done just trying to make sure I'm going about it the best way possible for my situation. Thanks in advance for the help.
