Like others have said if its not a legal apartment it can cause some unwanted legal action if anything was to happen. Here is a great guide i just found regarding legality of garden units http://chicagoreinvestment.com/blog/what-makes-a-b... for the most part the info looks pretty accurate and it was just written this year and it does have the links to where the info was found. 

Garden units are normally harder to rent because when the ceilings are low it gives the feeling of having the room closing in on you. Another thing that I have had a lot of clients ask me about is flooding and pipes breaking since that is normally. Having the units updated as  @Vijay Prabhakaran had brought up will make renting the place out fairly quick. 

Duplexing the unit could work out better and depending on the size might be a since it could get you more rent a higher rent amount then if it was a garden unit.

It keeps telling me there is an error even if it's a shorter message and then just keeps trying to send.

It does depend on the deal but for example for the deal that i'm currently working on we needed to get a "seller credit" for the closing costs to allow for my client to be able to close on the deal.  With that being said I explained it in a way that shows you want to close the deal and when I had asked for it I didn't lower the agreed upon sale price.  It actually increased the sales price but when we are at the closing table the seller credits and buyer credits will be subtracted from the agreed upon price therefore allowing us to stay at the original sales price.  

So in a shorter way of saying it a credit is applied at closing which really doesn't increase the sales price since it is subtracted to come up with the closing price.

I would agree with what others had said find an agent that will be proactive and responsive to your needs. Also agree that the 3k off the closing costs isn't worth it and if you have a good agent they should push for you to get that anyways. Chicago is a very timing based market just like I'm sure a lot of others are. Places are getting listed and sold sometimes with in the first week.
