Cristina,

The great thing about REI is you get to chose your risk tolerance, partners and a process that you feel comfortable with along with other factors.

For me, I do not like JV's or equity partnerships for a few reasons. I also do not like being put in urgency tunnels with folks I do not know and who will not provide all the things needed to evaluate a deal. I find it better to work with people I know and preferably within my large REI, educated community. Open to sharing more and what I use to evaluate delas and invest in Real Estate.

It depends.  Do you want to broker loans or guarantee a rate of return, essentially securities?  Or just lend your own money?

I would look to do a Subject -to deal and as Nathan stated many ways to skin a cat.  This is where knowledge, experience and support comes in.  There's always a market and a way, having the wherewithal is key.  DM if you need more - Nicholas

Investment Info:

Single-family residence private money loan investment.

Purchase price: $410,000
Cash invested: $50,000

This was truly a partnering deal. We initially denied the loan due to how tight the projections were and a poor CMA from the investor's Realtor. The investor used our analysis and was able to get the purchase price down another $40K! Private money lenders are another set of eyes on deals that can help save investors money. Make sure you have a strong one in your network!

Our deal analysis discovered some discrepancies in the ARV and PP. Once we shared this with the investor he was able to negotiate a $40K price reduction. This allowed us to approve the loan and the investor more room for profit

According to my crystal ball...jokes. It depends but I align to Chris and add that I think there will be a new normal and fluctuate between 5% - 8% and can look at dips to better your rate. Consider the potential equity loss and cost to originate another loan versus your REI goals. There are alternate money options as well. Perhaps someone you know would like to partner and use their IRA to lend on an investment. Create a Win/Win with favorable numbers.
