@Jedd Austin I am unsure exactly where you are at in West ATL...our National community has a big community that meets in Alpharetta.  I bring this up as I feel it is best to work with local Investors for a variety of reasons too long to get into here.  I like to work with people I can vet, touch and feel...Borrowing and lending money online with strangers...well...seems strange when there are soooo many local folks who you can work with.  If you want to get connected, DM me and I can connect you with some local folks, etc...  Best - Nicholas

@KC Pake thank you for the clarification.  I do not think this a one or the other.  Use all the resources that make sense.

I like lines for certain things and flexibility as well as secured. The great thing about being educated is being able to utilize all things available...this works well when it comes to knowing many different REI strategies to process an opportunity as well as what leverage to use. @TJ Reiley I love BP's because you have some many experienced and wonderful folks that will provide guidance on questions asked. This is my favorite question and the answer when it comes to REI and course is it depends! This is not a one size fits all and the reality all the options work.

Many folks will tell you to NOT PAY for education...What does pay mean to them? When you consider the 5 currencies, you will spend at least one of them to get another. The 5 currencies ranked in order of importance (Time, Knowledge, Relationships, Credit, Money) If you live your life with these ranked this way, why would you not spend some Money to gain Knowledge and Time). You can spend hours upon hours on BP's and Youtube University...and that is ok...but there is a cost...Time. The 3rd currency is relationships which any solid REI community can help with this can also help with time as you can leverage your relationships to get support on projects...meaning you do not have to spend your time swinging a hammer as well as can mastermind to accelerate knowledge.

People should consider 3 things when they are exploring education, mentorship or any $cost programs.

Does it work?  This may be tough to discern, but talk to folks who have, do your research and thoroughly vet out the education, mentorship or program.

Will it work for me? I think this is the biggest obstacle, in the end - who better to invest in than yourself.  If you are a self-starter/go getter and action oriented then what you invest in should work if you vetted.  I think most people do not  bet on themselves because deep down they know who they are and won't put in the work.  So that would be a waste of many of the 5 currencies.

Lastly, how can I pay for it?  This is where relationships, credit and money come in.  If someone really wants something, they will use some of the 5 currencies to get it.  Wealthy mindset people ask how much will this pay more or return on my investment.  Poor mindset focuses on cost...

Ultimately, REI (most anything) works if you do. Take people's recommendations with a grain of salt as they are likely speaking about themselves and maybe they just don't put the work in or spent years on Youtube University...think of the ROI in that. @Jimmy Good our community runs 2 different masterminds here in Utah (Howdy neighbor).  One is structured as a topic each week and open to education holders, though we do get to invite guests.  Each topic has a facilitator who gives an overview and may dial in on a specific facet of the strategy.  From there they open it to the room and folks will share their experiences (good or bad) or if someone has a related deal and needs some guidance.  The goal is education holders watch their class(es) in advance so we can be useful to the group.  The other mastermind we have is more of a round table where current education holders introduce themselves, their main strategy and what they currently have in the works and what their pain points or obstacles are.  This allows 2 things - for those with experience within that strategy to help as well as network immediately or folks share their resources to help another.  Hope that helps.  BTW we have a sizeable community in CO that meets often...

@KC Pake can you clarify unsecured since you compare vs a traditional mortgage. Do you consider private or HML unsecured or are you specifically talking about Personal Loans, Personal Lines, Credit Cards or Student Loans? I do Private Lending and wouldn't offer an unsecured loan. I always have a recorded lien with LTV

@Jarrett Fogelman why not do private lending on your own? There are many ways to put that money to work that do not involve GC or Pace or the many others selling their programs on social. One of the best ways to get started is within a REI community in your area.

BTW...why not use to buy a property?

Hello @Scott McLaughlin from what I understand about CFD is that title/deed remains with the seller who is financing the deal - therefore no additional lien. Now the seller may have existing liens from when they purchased or if they took additional lines of credit. Basically the deed or title will transfer upon the buyer fulfilling their obligations of the contract. This behaves like an auto purchased when financed. You get the title once you have satisfied your debt obligation. Hope this helps! Nicholas

Many county's publish electronically.  You just have to become familiar with their sites and how to pull...or you can get a paid service as Ken suggested. 

Paid services may not make sense.  It all depends on how far and wide you are looking
