Hey!

Welcome to the world of real estate investing!! I'm a local Realtor here in Charlotte, I'd love to connect and talk more about your plan for your first investment! Within your budget, I would definitely be open to condos/townhomes or SFH's and look for areas such as West Charlotte, NW Charlotte, and East Charlotte.

Property Management charges (and the fees that some companies charge) vary by company, but you can expect somewhere between 8-12% of your monthly rent to go towards your PM company. You can also decide to self-manage if you want to save that extra 10%. Hope this helps!

I’m an investor/Realtor here in the Charlotte area. The first deal is always the hardest! Once you get the first couple deals out of the way, the dominoes will start falling.

Hey Joe,

The Charlotte, NC Market and surrounding areas are amazing areas to invest. Charlotte is one of the fastest growing cities in America and continues to expand at a rapid rate.

Specifically, West Charlotte is a place investors have thrived in recently. Appreciation is tremendous there as it becomes more and more developed. North Charlotte (the University area) is another area that continues to grow and provides great student housing opportunities.

The surrounding areas of Charlotte are great for investors as well, with areas such as Gastonia and Kannapolis providing great opportunities for cash flow and major appreciation (upwards of 20% per year).

Hey Javaughn! I’m a Realtor/investor here in Charlotte, and there are definitely some areas that fit what you’re looking for. As Chris mentioned, the University City area of Charlotte is great as far as affordable housing goes. Another area that comes to mind is East Charlotte (that’s where I currently live). I’d love to talk more about it with you!
