There’s this abandoned property next to my Mother-IL’s place up in Temecula. I’ve been eyeing it for quite some time and I finally pulled the title on it. I have some info on it and am thinking about writing to the owners. I think it’s in a trust though. Anyhow, this is the first time I’ve ever thought about doing this and need some insight/direction. I’m looking to take over the property, hopefully on a seller finance with a purchase option. How would I go about introducing myself, what’s critical in our initial conversation/letter, and how would I structure the deal to benefit me the most. I obviously want to make it a win win for both parties but I would like to make some money off of it so I could further my investments. I’m sure the place needs some rehab inside as well. Any help/advice is greatly appreciated. Thanks.

@Dan H. lol. I hope we’re not looking at the same one(s). I had about four but I’m down to one that I’ve been doing due diligence on. I’m sure it’ll get bud up but I’m optimistic.

Does anyone know if there’s a mortgage on the property that goes to auction does the bidder assume that mortgage too? Most state laws state that tax deeds eliminate mortgages. Is this true in San Diego?  I pulled title on some recently and nothing is really clear to me? How would I know for sure any Liens, encumbrances, fines, etc come with the property after auction? Thanks.

I’m looking at some for SD County that’s coming up. All the properties I highlighted last year were pulled prior to the auction.

@Nazimcan Suvag do you think it’s worth it going this route? Have you ran in to cities that ban STR’s? What about permits? Who is responsible?
