Abandoned Property in Temecula

There’s this abandoned property Ext to my MIL’s place up in Temecula. I’ve been eyeing it for quite some time and I finally pulled the title on it. I have some info on it and am thinking about writing to the owners. I think it’s in a trust though. Anyhow, this is the first time I’ve ever thought about doing this and need some insight/direction. I’m looking to take over the property, hopefully on a seller finance with a purchase option. How would I go about introducing myself, what’s critical in our initial conversation/letter, and how would I structure the deal to benefit me the most. I obviously want to make it a win win for both parties but I would like to make some money off of it so I could further my investments. I’m sure the place needs some rehab inside as well. Any help/advice is greatly appreciated. Thanks.
