Hi Andrew,

I recommend you do a quick search into who the top brokerages are in Utica. Once you identify them pitch them the property and see if any of their agents have a buyer ready to go. I am an agent in Buffalo, NY and I have worked with a wholesaler on locking in a property to assign to a new investor. Typically, the wholesaler provides the assignment contract/addendum. It should be reviewed by a NY attorney for efficacy before the buyers put pin to paper.

Congrats Robert,

You stumbled upon the right community to propel and encourage you. I am 23 years old. I do not come from a RE family, so everything I know is self-taught.

First: I recommend you join your local BP meetup. I've made lifelong friends from my Buffalo group.

Second: I recommend you gain a skill related to real estate. For example, I become a RE agent, which has boosted my knowledge 10X. You could become a wholesaler, MLO, appraiser, RE agent, etc. Although this is not required to get you started, it will help you apply what you are learning.

Third: Identify a niche asset class. It is very easy to become distracted in RE by what other people are doing.

Fourth: Find a mentor experienced in the strategy you want to adopt!

H.  After purchasing which you need to factor in.  Insurance and any property tax increases.

Make a template of each topic above and look through BP lookup. Do this while you’re looking for a training program. This will get you 80% down the road.   These are your killers.


Your other topic syndication.  Would read two or three books.  Find a lawyer who has done these.  Invest in about 3 with different groups.  Key on any contract have a defined valuation and exit strategy.

I want to increase my underwriting skills for commercial deals. Specifically, I want to learn more about underwriting syndications and funds. I do not want to buy into an outdated or scam guru course. Any recommendations?
