I am in Sanford, but if thats the case it shouldn't be too much of a difference. Any recommendation? I have some off-market single families in my rolodex, but I need to build a team down here before I take on the risk.

Are labor prices deflated or inflated in Florida? In other words, what is the relationship between supply and demand for contracting services? I am new to the state. I am trying to build out a SOW. Also, If you are local to Orlando, Florida and have completed some flips or BRRRs leave some contractor recommendations.

Help me understand Cap rate compression. I've heard many different iterations of this strategy and I am starting to think this is a make-belief concept. From what I understand, a higher cap rate indicates the expected returns from a property harbor more risk, which means investors will pay less for the property. On the other hand, a lower cap rate represents a less risky property, and the investor will be more willing to pay above the property value to receive a lower yield. I know that this is far more than a evaluation of risk and there are more factors to consider than the correlation I've stated. What are your thoughts?

I am moving to Florida from New York and I am looking to keep my license in NY and join a brokerage as a referral agent. In other words, I want to qualify prospective buyers/listers and refer them to other agents to finish the job. Ideally, I am looking to join a brand name brokerage with lots of traffic. Any suggestion?

That makes sense! I was assuming you would raise capital to a preferred LTV ratio and then apply for debt. Since I am an agent in residential, I thought the pre-qualification requirement would be slightly different if have a syndication structure is in place. I can see that is not the case. Still in the learning phase of syndications! @Evan Polaski
