Have a potential wholesale deal in Upstate New York, any advice?

I have a single family wholesale opportunity in Utica NY. Essentially, the seller wants to sell her 4 bed 2 bath for $45K and we plan on wholesaling it to local investor. I do all my investing in MA so I am not familar with this state and how transactions work. Are there any wholesalers in NY state? Have any recommendations for locking this up? We did make an offer but it seems the seller's attorney advised us to go straight into the purchase and sale. They want us to visit the property and go straight into P and S rather than having an agreement in place first, which is unreasonable given it is a 7 hour round trip for my associates and myself.  I apprecite any advice - thanks!
