 Do people really pay again for the same list? 

I am trying to understand why they would not let you just use the same addresses once purchased to mail again...

I believe Melissa Data does not work like List Source, they let you use the list as many time as you would like.

I am evaluating these two to decide which one will work better, or which would be more convenient.

I am about to start a mailing campaign, I  believe I have done enough research to get it going... 

I have read all the different ways you can increase your response rate, with things like adding a piece of candy to your letters, or using more than one stamp, or using blue envelopes, etc...

What is the craziest combination of marketing you have done and how did that impact your response/deal rate?

Thanks to everyone that took the time to respond to my post! ;) I know I have to stop analyzing and start taking action... I am really trying! Lol I have been approached by an investor who has been mailing 1000 letters every month and getting 1 deal out of it... This persona has goal of getting about 10 deals per month. I would like to be ale to increase the investor's ratio. This is the reason why I can't stop analyzing... The investor does mainly rentals. So, I realize I have to take action, what do you guys suggest given the scenario... Thanks!

In regards to the message, I am not a marketing pro so, I was just wondering if I should let a profesional come up with an effective message... 

I am interested in properties that will cost me no more than 50k, in San Antonio TX

Hello my fellow real estate geniuses...

I am very analytical and I don't take action unless I see facts, numbers... I am an engineer, you get the point... :/

Well, I am getting ready for my first marketing campaign and I am wondering about marketing pieces and deal rates.

So far, my research has lead me to consider the following as marketing strategies:

Yellow letters 

Zip letters

Postcards 

Door hangers

What I am not sure about is their ROI rates, each separately, as well as in combination.

If any of you have some data, could you please share?

All I have seen so far is 1% on yellow letters and .50% on postcards ... but that is about all the data I have found.... 

I appreciate your response beforehand! =D

Could you please explain the response rate in the different strategies of marketing for wholesalers? 

I find it confusing... If I want to mail 1000 letters, how many will call, how many will be serious , how many deals? Is there a formula I can follow?
