Hello everyone,

My husband and I are looking into buying a multifamily property in San Antonio, Texas and surrounding areas.

We are open to buy anything from 4 units to as much as we can afford.

We currently hold a rental free and clear.

What financial institutions do you recommend we go to to obtain the best rates.

Also, what type of financing do you suggest?

I will have to read it a couple of time until I makes sense in my head! I'm new to the terminology but getting there. Let me try to make sense. And run a case and if I have more questions I will keep in touch.

When I said tolerances I meant what are the right numbers to play with so you do not loose and you can actually have a "good" deal... like the 70% on ARV.

Thanks for sharing! This is indeed a great spreadsheet! I'm currently researching apps and spreadsheets to see what to use. Yours is pretty cool. Since I'm still on the learning curve, I am wondering if there are tolerances or ranges for each of the percentages that could potentially result form your calculations.i know about the 2% rule, but what about the rest of the values?

Hi! :) Here is my question. If I am a real estate investor, and I am paying a marketing campaign, but the rest of the work ( setting the leads list, buy the list, order yellow letters, taking calls, see the property, negotiate, close the deal) is done by another person how much should the assignment fee be for this person? Basically I as the investor i am only paying for the campaign , the rest it is done by someone else. Any suggestions? This is in Tx!

Also, your question, about where these companies get their leads from, are you asking that because their leads are not what they promise they are? Where does your questions comes from?

Michael Quarles , I am starting a mailing campaign and I will be buying zip letters from your website. My question is, how would you start your series of mailing campaigns? YL,ZP,YL or ZL,YL,ZL What has lead to better results? What order would work better... Now, I see you have different templates, do you happen to know which templates have better response rates? I appreciate you time ... ;)
