Indeed to reiterate indeed i've stated that i want to be especially more picky who i let in to see my duplex house(i live in) than even my other own properties. 

though can totally fathom todays litigious america where many a professional would never aknowledge a 'less than arm's length' potential transaction for what it is; deny everything.

St Albans/South Jamaica in Queens, maybe? South/Ozone Park area of Jamaica used to be reasonable but the affluent westindian diaspora community have really built up the values in the past decade despite the market crash!

what do u think about Menlo Park, NJ?

what can i ask, and what can't i ask?

most everyone that calls just RUSHES right into 'what's the address' and 'when can i see it'.

nowadays, most dont even introduce themself over the phone nor seem to want to divulge any info related to their household (perhaps thats normal for urban areas?)

showing properties as a PM i'm pretty much open book and heck even let them check out the keys as long as leave a deposit and copy of ID at office, but for my own properties i wanna be more picky, esp when its my duplex house, before i let em see.

when they call to enquire can i ask what they do for a living? salary? how many in household?

as im still new to ca from nyc, just wanna make sure im not askin 'illegal' questions of prospective tenants albeit just over the phone

theres so many sealers on the market, many which are broad spec (wood, concrete, brick, tile, etc)

one thing i notice is they are all so thinned out and mostly distillates, so of course they will be breatheable being such a thin layer once dry and barely there once weathered (sun, wind, moisture, heat)

i use them anyway, go thru lots of gallon tin containers.. mostly thomsons breatheable

skunks spray around  here in socal practically all the time like its the mexican jungle or something, even though the coast is barely a mile or 2 away!

baking soda + hydrogen peroxide 3% + laundry soapy solution seems to work best to neutralize the skunks secretions from hard surfaces (and pets fur), spot test first though.

for human skin, tomato sauce or ketchup helps neutralize more gently.

I'm wary of asking anyone, whether they be a prospective tenant or prospective contractor, to just give me their SSN or TIN without a form spelling out why it is needed. W-9 suits the purpose and i can issue the 1099-MISC based on the info on it as well as have a record as to why i put 123-45-6789 on the 1099 in case IRS wants to fine me for putting the 'wrong' #
