my current employer (a huge PM firm) uses appfolio which is great but their onboarding fees PLUS minimum monthly fees are too high for my private portfolio.

are there any cheaper alternatives to appfolio?

for near future, how easy is it -if at all - for ur screening service be integrated into landlord's own new website in the making?

my near future goal is to have the TENANT ENTER THEIR INFO via applying online at my own .com, instead of having to go to a service website and me enter their info etc

ah, the perks of investing in areas where properties values are or ever were THAT cheap!

having recently closed on only my 2nd fully owned (all cash) property here on the west coast, do know how its like being broke and bank accounts practically zero'd out as well as juggling jobs as a homeowner, investor as well as agent and in my case pm, putting every paycheck that comes in directly back into bills/taxes/utilities/insurances'improvements/repairs etc on the latest purchase properties.

the woes trials and trivials... =D

for now - what service provides a decent way to log in online and input the applicant's data and run the credit & background check together?

for the near future - ideally i'd be interested in even the next step: of having my own website where applicants apply directly online so if u know of a comprehensive property management web designer than can install streamline application initiation, credit checking, document scanning in, reference checking checklist, etc do chime in or refer someone good that aint gonna cost over a grand or so!
