what are your thoughts as an REI professional, is it permissible (ie, per applicable business code of conduct) to refer to certain neighborhoods as 'ghetto'? 

are there states/instances where the professional can be charged with say, a misdemeanor, or so, for using it descriptively in their communication(s)?

If I went into the witness protection program during my first encounter with a tenant & drugs, my career would have lasted less than a week.  You have to accept some risk with this job, especially in the ghetto.  You just have to play it smart.

I'm curious, what was the eviction reason for the marijuana smell tenant?  That alone would never fly with any judge I've encountered.

 Didnt mention program nor mention actually evicting based on the marijuana smell alone, nor as investment professionals are we ethically inclined to label special areas as 'ghetto', so discussion ends there.

check with your county or city's zoning (ie, maps, and/or call them) to ask if ADU's are allowed in ur zoning. the answer is yes or no, not maybe. if so, ADUs still need to have permits and the C of O amended to show SFH plus 1 ADU and where the ADU is etc. C of Os usually list bedroom location and numbers by floor. if a C of O does not list (nor was amended to show) bedrooms in the basement, they are illegal.

not only do conventional lenders practically never count rental income for a single family primary residence, but similar issues arise when doing taxes - unless the local zoning particular to your property allows ADUs and was done with proper permits etc or u are only renting out legal bedroom/s to lodger/roomate/s (ie, basement 'bedrooms' are often illegal and a huge fire/death hazard).

their net profit on paper for say, last year or the most recent quarter.

and why they're for sale. those 2 would be the values id look at 1st.

replace oil furnace with gas furnace with 3 zones/thermostats/loops/pumps - none of them 'slave' zones - that's what i'd do in philly

does an owner need permission to take a photograph of any damage of his property? 

if the owner went in for repairs and a bomb was ticking, would the owner need to get the tenants permission before he took a photo of the bomb from a distance if the police say it will help id it while they and SWAT are on the way?

in today's mail i received both a 'Renewal Offer' and in a separate envelope a 'Notice of Cancellation of Insurance' with a 'Past Due' bill demanding $600 plus $10 late fee.

since my policy with Farmers ended April 30 and I was unhappy with their rates, as of may 1 i switched to Amica and was told i don't need to cancel my old policy as it expired.

some nerve farmers has to mail a renewal offer yet renew it without my auth and already apply $10 late fee barely 10 days into if i had let it renew.

i've had other issues with farmers which i could go on and on about, for instance they doubled my auto insurance premium because my discount affiliation letter listed the dates i was active with the organization but was missing a date it was signed by the officer, etc, ridiculous stuff; suffice it to say, farmers? NEVER again

but my q is what recourse do i have with farmers  i mean are they allowed to automatically renew my policy then mail me an offer to renew it then on top of it charge $10 late fee and demand payment for the renewed policy even though i signed up with amica for may 2015 to april 30 2016?

what irks me the most is recreational drug use has gotten SO prevalent across america, young and old people alike!

and that most can actually act 'normal' and deny it so much so that even their parents spouse or kids would swear they dont do anything 'but cigarettes' even when mj or harder drugs are indeed being used recreationally.

i'd contact police to investigate (ie, what exactly is that white powder in my house?!) as illegal drug use/posession  is CRIMINAL regardless of circumstances. see something, say something! be safe and take measures to not be victimized as a 'snitch'

i almost forgot to add that before i pick a LAWYER, i would contact my homeowners and/or landlord insurance policy issuers to see if all claims can be handled by THEIR lawyer.

i for one don't believe in individuals (natural persons) being required by today's litigious society to 'have a lawyer' for legal counsel burying themself deeper in debt (lawyers aint cheap or even necessarily affordable by ur average civilian) -  especially when we are the plaintiff and/or when our insurance is supposed to provide that service we pay monthly or semi/annually for - but that's just me, pro se.
