indeed she said she's concerned her rent might not be reported and thus 'written of' (the books, apparently) unless she was talking about it being written off as a 'loss' (which i of course agree isn't any of her 'business)

i already told her we don't give the owner's personal info out like that and she mentioned she just formed a corporation for her side consulting business and will be using the apartment for occasional client visits and wants to keep her business expenses written off (she likes that word/term?) by accounting for the portion of her rental that is used for occasional business at home and that it exceeds 600/yr so she needs to issue owner a 1099. 

she also mentioned not wanting her rent to go 'under the table' and that she doesn't like the idea of any secret slumlord diverting her rental income overseas tax-free maybe even for terrorism back home.

cringe and she already signed the contract and was given the keys! but i will continue to refuse bothering owner for ss# unless this 'partial business use' reason is kosher.. is it?

wow K. Marie Poe article hits the head on the pressing issues that were concerning me, glad u brought her BP post to my attention, cuz i would have otherwise missed it!

like i said FHA protect 'race' 'color' and 'nationality' or 'national origin' but not touch upon ethnicity; same for 'sex' but not even touch upon gender identity or orientation.. at least at the federal level. and likewise, what about language?

apparently HUD's basis for suing the PM is because he stated "Are you willing to pay $500 for the translation? … I'm not required to enter into a legal contract with a party that may later claim they didn't understand it."

to me 'a party that may later claim they didn't understand it' could be anyone of any proficiency, and it wouldn't be my call to make and it would be my responsibility as a professional bound by Equal Housing Opportunity statutes to be accommodating(sp?) to any disabilities as well as sensitive to discriminating based on what languages they don't speak; I mean afterall this isn't England is it?

i like the like the idea of including 'do not sign this agreement if you do not understand it' on the lease in all of the same languages that the local state forms. i would be worried to 'just' include spanish or to ask the applicant what is their native language. 

the family being Hmong really drives the issue this topic is about because Hmong aren't a nationality per say; i can't think of any one national origin of Hmong peoples either as lots are out of China, but also other parts of Eurasia including Russia, Laos, etc as the were apparently a 'nomadic' nation perhaps like the Mongols?

same goes for Gypsies/Romanis. nationality or national origin nor race nor color don't really cut i though yea it could be argued gypsies/romanis are to a great extent of 'northern Indian' national origin.. but that sorta mitigates the natal Romanian admixture not that every Gypsy is Romani nor vice versa. =/

does the approved tenant (for one of the 2 units in a legal duplex) have legal grounds to be demanding the owner's (landlord's) taxpayer id? 

tenant explanation is that intends to file a 1099 for each year she is owner's tenant to make sure rent paid is being reported as rental income and not 'written off' =D

to clarify, copper pipe heating, one furnace,  wth 3 zones/thermostats/loops/pumps - none of them 'slave' zones - that's what i'd do in philly.

if i had $ for 3 separate furnaces, and the triplex is ACTUALLY a 3-family house per local philly department of buildings, then and only then would indeed separate out the house into 3 gas meters and 3 gas furnaces, which is pretty much just missing separate water meters and separate hot water tanks and its practically a 3 unit condo complex!

if the electric is not yet already split, i'm be bewildered and wonder if its really a legal 3 or even a legal 2.

i wouldnt even consider electric heating, cuz just 1 baseboard heater alone pulls like 1500 imagine baseboards in multiple rooms AND on multiple floors calling for heat at around the same time!? and the electric bill.

ok Mindy & Joe; i will have to go over the fine print cuz i didnt see nor was told it would automatically renew (i notice the premium CHANGED and WAS HIGHER ANYWAY) even though they sent a renewal offer which again was changed and increased even though i never in all my life have filed a claim with any of my tangible property insurances (auto, home, landlord, etc).

Your average buyer (if there's any left that are actually saving up $ instead of burying themselves in debt nationwide) doesn't want the fixers.

The investors often see a fixer as a deal, for the reason & psych Brent mentioned.

Not that all deals are fixers nor are all fixers great deals, but another great example would be a home for sale by owner... if the owner is asking based on comps and/or based on motivation (ie, buried in debts or is relocating and wants it 'gone') the investor at least potentially saves close to 5% the accepted price just cuz for instance the deal wasn't in the hands of a broker.

homes are 20k over your budget? 

wheel and deal offers to suit. u just might get an 180k offer accepted on a 200k! but yea include needed improvements in your budget. dont go over it in the end by buying a money pit.

ps dont be afraid to write the seller a heartwarming note (ie, into the offer) as to why u really want their house but XXXk is as high as ur approved for. some folks still actually care about who their home is sold onto, not just how much even in this market! =D

if theres a meter for that unit, then tenant pays.

if the meter has common areas hooked to it, then owner has to pay lest tenant is paying for other's enjoyment. 

oftentimes theres just 1 gas hot water heater for the fourplex or whatever - in which has the owner is likely going to pay for gas hot water although the cooking and or heating gas can be on separate meters but most of the times i just see 1 gas hot water tank and separate gas meters for each unit.

yep at least u can get roommate/lodger income by sharing part of ur single family house; still be wary that renting a finished basement for dwelling use that isn't listed on the property's certificate of occupancy as a bedroom/dwelling would still be a can of worms; some residential c of o's are for storage not dwelling, ie a c of o for a garage.
