yea i'd stick to a black and white theme

unless i was up to changing appliances & countertop.

make sure to sand down paint well and if oil WHITE paint make sure its not the type that dries/ages to yellowish

PM client has a Contract of Deed with a tenant-buyer who made monthly payments for 1 year for the condo living in, with 29 years left til owns, but since 2 months has defaulted and is refusing to vacate due to severe health and disability woes. Condo HOA does not allow any rentals nor rent-to-owns.

Seller/Owner wants to know if to use eviction/holdover proceedings to reposess, or has to foreclose? Not a lawyer, and this one's not my account and so out of my league anyways. Referred him to get an attorney but am curious as to the procedure nevertheless.

^how true; SD's are meant for repairs, damages & rent shortages, not a 'line of credit'

caveat emptor Sec 8 inspections likely to find the gas (ie, stove) 'doesn't work' and stop payment of rent disbursements  if tenant fails to clarify that it was shut off (if it ever were to be) due to nonpayment. 

by the way OP, do you provide your tenant with annual sec dep interest credit, or are you exempt?

wow is public urination a sex offense?  to me its a health hazard unless involved indecent *sexual* exposure. 

ie, an adult parking his/her car outside of an elementary school or anywhere for the matter with genitalia unclothed would likely be a sexual offense however the same person into their car at the beach parking lot caught taking off their wet trunks and slippin into dry trunks, or vice versa, or maybe even urinating in the nearby bushes isn't sexual (except to a sexually obsessed society that loves to associate natural nudity with sexuality).

i notice at alot of the beaches' changing rooms around here in socal, alot/most of the guys walk around freely naked and even aroused. must be a western thing?

anyways, if i faced the OP's tenancy/disclosure issue, i'd inquire with the entity they are 'registered' with to demand legal ramifications and courses of actions due.

if i were already loaning them one of my houses, i'd be skeptical to act as their bank and loan them money as well, albeit out of their own security deposit.

but that said, i am holding their SD in good faith so yea if its legal i'd do as u say and loan them $ out of their SD to bring their gas bill current but require it to be replenished over affordable installments paid starting ASAP meanwhile yea the gas co monthly plan helps defer the total due, right?

well yea a company/contractor would easily quote $1500 and up as even small jobs they're looking to make at least a grand to split between 2 or 3 guys doing the installation after the quote and then have some to fatten the company but a 1 man crew with maybe 1 helper that doesnt have website/marketing overhead should be around 2-3x materials total cost. although might quote 4x+. 

alot of skilled laborers will quote high cuz some customers dont bother to bargain agressively enuf! and big name folks that have lots of jobs as references for u to look at will be less flexible cuz they've already established a reputation.

make sure its guaranteed for many years and u inspect firmness regularly as gates/fences can fall down and hurt/KILL pets or kids etc. thats why aluminum is smarter cuz its somewhat lighter than iron/steel.

also make sure up front that if installer wants to leave his logo on it, that its small and also that u get a discount for it too. good bargaining chip!

it looks very modern imo. stainless steel gates/fences are awesome too, if u got $ to splurge.

wit increased tenant screening tools available instantly (online) like never before, why oh whyyy is there a 'Surge in Evictions in the USA'?

after further e-diggin, i found the following article explains that the reason is rents are up 7% but incomes haven't kept it up.

so my plan of action is to expect tenants' household salary to rise to the occasion to keep up with affordability of today's increased rent and indeed, increased spending. to thus have a monthly salary requirement rounded up from 3x to 4x to cover both today's increased rent rates as well as overall increased spending (explained in opening post).

that wraps up my hypothesis/question and proposed theorem/solution (although i'd point out heck certainly not every bP thread needs to be a question; afterall this is the 'Landlord Forums & Rental Property Questions' area not the 'Landlord & Rental Property Questions Forum').

shop around for cheaper ironworks guys and get a quote. i would image they quote around $800 - $1000 for gating the 1 area between the walls. that should be in your budget and is better than framing in a cheapo lattice DIY gate.

if i really wanted to splurge, i'd go with aluminum gate; around here socal many folks including me of amerasian diaspora seem to love the rich modern light silvery look and it imparts heaps of feng shui apparently; doesnt have the black metal bars jail look at all!

if i was on a really tight, DIY, budget (couple hundred) i would buy 4X8 sections of white plastic/fiberglas(?) lattice at homedepot/lowes and frame it in with 2 by 4s or 2 by 2s for lower profile and hinges and latch on the gate section. wood parts wouldnt look or function too bad if sealed and painted.
