Hi there, 

I have found a rental for my client, this is a 2 story SF but doesn't have bathrooms down stairs, 2 full bathrooms upstairs. there is an empty small room by the front door which probably has been the area for bathroom.

Do you think it would be a big issue? Should we buy it or not.

@Craig Wilcox I have heard that some companies pay monthly, but I don't know how is it possible, probably they charge the owner extra, so that they can pay the agent.

s this a one time fee or they pay monthly? and any other details they may have.

Hi there, I am a Real Estate Agent in Houston and the reason that I got my license was working with investors, of course I do have non investor clients as well. 

I keep looking for properties with positive cash flow from $200 and higher, I was working on some last week, I can send you if you like to, and if you send me your criteria, I can set up the search for you.

 I was there last night and to be honest I was so impressed, but my fiance mentioned some tiny facts that changed my mind. Like the lady who was now living in her ranch and also When he was talking about profits, for the first few deals, he didn't mention rehab costs at all. just sale price minus purchase price was called the profit. which was too much.

Finally I decided to spend more time in bigger pockets rather than taking those expensive courses.

@Eric Thomson  @Sandra Gibson  He has told me that he is looking for a ranch in Katy or maybe some other areas, he prefers Katy, then if he couldn't find it he would go to other areas.

The one that I sent him was a land and he said he doesn't like it because he is not planning to build anything. He said he just needs the ranch.

I am going to ask more questions and will keep you updated.

I have an investor looking for a ranch 10 acres or more, I don't know what he wants it for, but I know he is not going to build.

I searched MLS and found a land for him, but he said this is not what he is looking for.
