From what you have posted this isnt a demanding tenant issue... this is a "you didnt inspect the property very well and fix all the needed items BEFORE the tenant moved in" issue

If your PM is responsible for the post move out and pre-move in inspections, then they did a crap job. Sometimes things pop up after tenant move in that were not evident before, so stuff happens.... but your list is pretty long to have missed all of that. 

Sometimes stuff just comes in bunches and is the luck of the draw..... but this sounds like a crappy PM that didnt inspect and fix properly before move in. The items listed sound like they were going to have to be fixed anyway,so the $$$ is what it is.... but the timing sucks

Happy clause.....

Its obvious you are not happy with the unit.. its rented "as is"..... since you are unhappy with the unit, I will gladly let you out of your lease within 30 days, with no penalty to you and will refund your entire deposit if the unit is returned in the same condition as rented. 

I would agrees to fix functional items.. like the outlet.... but not a single cosmetic item. As soon a the "we found mold" card gets played, you immediately offer them to vacate with no penalty to insure their safety. 

These tenants will be a BIG problem if you don't stand strong and put your foot down right now.

Can never be sure based on pictures, but as stated it looks like surface mold. If you push on the sheetrock/drywall and its solid, its surface stuff.... if its soft at all, then its more than surface and the drywall needs to come out and the real reason for the mold needs to be figured out.

Based on pictures, its looks solid, but pictures can be deceiving.

If its surface, its all about moisture and ventilation.

As usual, Nathan is spot on.... 

I don't negotiate ANY fee... PERIOD. If I'm struggling to fill a unit, then I may drop my prices or deposit, but that's MY choice and is not influenced by a particular applicant. Starting on day one with the tenant being able to "talk you into doing XYZ" is not a good place to start. These are my rules and prices... take it or leave it. Being flexible on day 1 tells the tenant that you are up for being flexible and many will continue to test that flexibility in many other ways...bad idea. I may be flexible once you have been a good tenant for a couple of years, but not on Day 1

Long term lease favor the tenant WAY more than the landlord. It may make you feel warm and fuzzy that you have them "locked in" for 2 years, but its an illusion. They will still break it if they want and you wont see a dime..... when it turns out they are a nightmare, YOU are stuck. You gave the tenant more leverage

WD 40-,  maroon or gray scotchbrite pad..... even strokes from top to bottom going with the grain of the SS ... follow the grain pattern since it may be different on the stove vs refrigerator...... DO NOT GO SIDE TO SIDE against the grain or swirl..... one full pass going with the grain, then move over and do another full pass...full length. It may not turn out perfect but it will be way better.

I do high end cars and clean SS all the time.... that can be fixed pretty easy. Google cleaning SS

As is often the case on BP, in these situations you will get a 50/50 split of "hell no vs give them a second chance".

Its your call.... IMO, aggravated assault, and did 20 years.... not a "light crime". I'm going to pass. I'm not in the position to stick my neck out for a felon and deal with the ramifications if I'm wrong.

STR.... high crime area... NO BUENO.

At best you can make a LTR work in a higher crime area if you are good at managing C/D class units.... but most first timers are NOT going to succeed in D class areas.

Living in a bad area is NOT the same same as managing someone else living in a bad area

No company is going to give you a quote for a job they didnt "diagnose" as the issue themselves. It happens all the time that when they do, they get out there and its not even close to what was discussed and problems ensue. 

If I get some crazy price, I pay them for the job they have done so far and I move on to someone else. Yes that sometimes means another service fee, but hopefully I find someone I can trust and use in the future, so the $$ is well spent.

 You dont "end it".... you just dont renew it when the current lease terms expire. At the end of the current lease your contract is over and its up to you to decide on offering a renewal or not.

Wow..... just wow... sexual orientation has ZERO to do with ANY criteria I use to rent to anyone.... none of my damn business. Pay the rent, take good care of the property and be easy to deal with. Other than that I dont give an F who you sleep with
