NOPE.... they are usually trying to bribe you to overlook something. Throwing $$$ at you to hide something else. 

And when that 12 months is up, how do they plan on continuing to pay you then? If they dont meet the criteria NOW, they probably wont in 12 months either

HARD PASS for me in 99% of cases

@Steven S..... yes, that is correct. If I approve the part and I have someone install it, then its on me...correct. I eat the cost of something goes bad and/or go after the guy I paid to do the install etc

The flip is if the tenants does it, and it all goes bad, now I have to go after the tenant to get paid and lets face it, that often doesnt end well. 

This is a matter of control and accountability. This is MY investment property and I'm going to do everything possible to protect it. Sometimes stuff still goes wrong, but that's on me since i made the choices and decisions. When I hand over the control and protection to someone else that is only loosely financially connected to the unit, I increase my risk dramatically. As the unit owner I'm not buying the cheapest POS parts and hiring the cheapest company to install it... and thats what most tenants will do. 

Things can go south no matter who does it.... but I'm not turning over that choice to my tenant.

Hi Ned! That’s where I’m hesitant about the simple ask because they will likely install this themselves so no receipts. Per my request they sent me a YouTube video (see above) where it’s placing a bracket to hold the filter and disconnecting the cold water faucet hose from the shutoff valve, then installing a water supply line adapter to the cold water faucet hose. Seems simple until something goes wrong.

       Then the answer is a hard NO.... DO NOT let tenant do their owner work, especially when it comes to water lines etc. 

      They either have a professional do it....and one that YOU approve before..... not Joe Blow Handyman that you have no clue about..., or its a NO GO... PERIOD.

      To put it bluntly..... not my problem. 

      You can be understanding, empathetic, compassionate and accommodating to make good on the $$, but at the end of the day, this isn't my problem. I didn't steal the rent payment. I had ZERO influence on it getting stolen. Not my rodeo, not my clown..... not my problem. I sympathize with their plight, but it doesn't change the fact that I'm not going to now assume the impact of the crime that occurred. 

      Since I kind of messed up with not noting the issue sooner, I'm going to be accommodating and waive late fees and set up a payment schedule over a couple of months to make up the lost rent.... but I'm not eating the full $$ or even a portion of it. Nope....

      And I would unquestionably want hard core documentation of the actual theft and investigation.... this smells of complete BS, so I would want a TON of evidence that its not before I would consider any change in normal protocol.

      A LL is responsible for any repairs or upgrades that are NEEDED..... the debate becomes is this work is NEEDED.... Is it a requirement for the unit based on safety or habitability???

      Well technically NO.... the unit meets code for the codes at the time it was built/remodeled etc. There is nothing illegal for its current condition....no issue with safety or habitability.....so the LL doesn't really HAVE to fix anything with the electrical at this time. Just because you want to add some device that is not compatible with the current electrical system, doesn't mean they have to accommodate that request. The unit was rented "as is"

      BUT the 3 prong outlets are essentially false advertising..... it made it appear that the system was grounded and could accommodate most modern devices/appliances....but it can't. So that's your leverage to get them to at least provide one circuit that can accommodate the appliance.

      BUT..... the LL can always come back with not allowing a portable dishwasher since there a serious concerns about potential damage if its not used correctly or has issues that lead to major damage. So the LL wont allow the dishwasher, so the circuit concerns are nullified.

      I can see an argument for both sides......so IMO its reasonable to meet in the middle on cost if both parties agree.

      I would consult a lawyer on this one before you make a decision. 

      As stated in many cases you are subject to the laws and regulations in place at the time of purchase, not after the fact. But HOA are a whole other universe

      Anytime people buy properties for STR they really need to have a plan B and C for changes in the market and law... the STR is subject to a lot of changes, so you need to be prepared

      First time LL..... out of state.... your old home..... I would hire a PM.

      I self manage mine but they are all local, so its WAY easier if I need to be hands on myself.

      @Carlos Ptriawan.... read the post.... he got it cut and is now trying to get paid back. Its a done deal already.

      Bottom line..... you did everything right and now you have to decide how far you want to push to get reimbursed. 

      You made multiple attempts at contact to the proper company to address the issue and got no response. Make sure that is all documented. 

      After no contact, and concern for significant property and personal damage, you contacted a professional qualified company to rectify the situation. Get that in writing on their professional opinion of the state of the tree. You also contacted multiple other companies- if you have estimates/quotes of their price, make sure you present that also. 

      The land owner is responsible for the tree and removal if its damaged and beyond saving etc. Your action may have save a lot more $$ than if you had waited 

      Now you decide how hard you want to push to get paid back or eat the cost and move on
