I will not take an offense here. it might just be part of the due diligence in KYC- know your customer checklist. Am not sure how it operates in the US, but a loan officer here is expected to KNOW the customer.

Although you are self-managing, it will be expedient to include PM, standard i sbtw 8.5-10%.

Also, keep in mind that you may not accumlate enough CAPEX to change the roof in 5 years.
