Anyone saying college degree is worthless may not have it..

89k for a dup @ Raytown sounds like a good bargain although individual neighborhood differ appreciably but over all not a bad price at all...

And you are not sure if you call this a success story? Get off it! This is great.

You acquired the property and got it rehabbed, you gained a lifetime experience with the financing part and now you have the history with the bank for future transactions… if you don’t call this success, am not sure what qualifies as success…

I say a big congratulation for the great work!

I started with TK and have vowed never to go that route again. Aside the fact that you are paying top dollar and buying retail, you have no idea the quality of rehab that was done. You may end up with deferred maintenance which erodes your margin. It may take time, but assemblying a team on ground is the best option. If you have a good PM, he can assist you with logistics for you to buy and do the rehab yourself. That way, you are sure of what property you have and not a pack coated with paint.

Thanks for the post. Very informative. A quick question:  Would you be able to provide further clarity why you classified zip code 64052 /64053 as mostly bad for rental? I noticed that Independence as a whole seem to vary even within 200 meters radius.
