I do not know any other market besides Midwest, Kansas City MO, to be precise. Great returns and decent entry point. From my experience, not the greatest for Flips, but great for rental with best rent to purchase ratios.

Good to know there are still some areas you can invest in Baltimore....news and videos lately on Baltimore with boarded chains of houses have been scary, to say the least..

@Philip McCleary. On the contrary, I will opine it is the bank's business to know where their money is going beacuse it has to be paid back. banks are not in RE business but must ensure thier funds come back......

By the way, I agree with your response to tell the bank the truth...it will save you a ton of head ache if the transaction goes south! :)

3 people you must tell the truth always because they can save your life; Doctor, Lawyer and banker.... my one cent!

@Account Closed Great piece and congratulations for the success so far. I was just wondering the motivation for an employer to get involved in rent payment arrangement with its employee. If each employee does that, that will surely be a big distration.

Have you ever had a situation where a prospective renter/tenant's employer refused to coperate with you on this arrangement and what was his reasons?

Did you mean delinquent taxes and defaults? Or were you referring to owners appealing the tax bill issued by govt?

Were you referring Cleveland or Columbus when when you said you saw the serviceable property? 

I do not invest in OH and so curious to know what the market looks like now and portends for the future.

If you can throw more light on the OH market ( Columbus, Dayton) will be great?

@Kyle J. gave you a perfect solution given that you dont want to replace a functional stove. The pics I see above is an amazing result.  I wish I have such service in my area.

@John Underwood also has a fantastic suggestion. I will that on the contrary, a clean freak is actually an asset: you know that he/she will take care of your property. You dont want to have dirty tenants, you will regret renting to them.. :(
