@John Patterson - The local REIAs are a great place to network and learn.  In addition to the REIAs there are lot of other local meetups of real estate investors.  Be sure to check out Meetup.com and the Events section under Networking here on BiggerPockets.

I also host a local networking event with other BiggerPocket members each month if you are able to make it.

@John Patterson - If you provide a little more detail on the potential deal you found, we can provide better feedback.  

On the surface a $100/month cashflowing property might not be bad, but without knowing your assumptions, potential rehab required, etc. others can't really offer any insight.  

For instance, Mecklenburg county just went through the property revaluation process.  The tax rate has not been announced yet, but depending on what part of the city the property is in, the property tax might be expected to go up quite a bit.  If your current numbers show it cash flowing $100 now, it might be much lower once the new tax rates are announced.  On the flip side, if the area didn't show as much tax value appreciation, that $100 could increase.

@Aidan Mulligan - can you not just create a quick "contract" or agreement that states how the rent is split and shows that your portion of the rent is $700 per month?  have all the roommates sign it and maybe get it notarized to make it "official".  Most lenders/underwriters want documentation so they can justify their numbers.  I'd start by asking your lender/underwriter if that would satisfy their need for proof of your rental amount.

@Matt Henry - Welcome to BP!  There are lots of active members here in the Charlotte area.  

I just purchased our first commercial retail property at the end of last year so I am still learning but very interested in the retail as well as the multi-family space.

In addition to the great resources here in the forums, I encourage you to check out one of the many local meetups to connect with even more investors.  I host a networking event the 1st Tuesday of the month for local Charlotte BP members, and just posted for our May event.

@Reggie Ramsey - I actually ended up using my regular attorney here in Charlotte.  If you have someone in the Raleigh/Durham area you have used before, you might want to ask if they are able to handle Guilford county as well.

@William Zhou - while not local to Charlotte, I was able to find good rates through NREIG for a portfolio of townhouses in NC.  Their business is rental property insurance so all they work with are landlords.

They have been very easy to work with, although I have never had to file a claim so can't speak to that end.
