 They need to be high traffic areas in "trendy" parts of the city, or the alternative is what this forum is discussing being near Cleveland Clinic where travel nurses can be a large part of your tenant base. So the likes of University Circle, Ohio City, Tremont, Edgewater, and some parts of Lakewood are a good starting base.


Shane is absolutely correct on the premium locations he listed above. There are other areas that make good STR's that are overlooked by most in favor of the trendy areas.

I am glad you are open to it. I recommend the major cities in Ohio:

-Columbus, great for appreciation, pp is a bit higher around $220k for multifamily

-Cincinnati, has a mix of cash flow and appreciation, average multifamily around $180k

-Cleveland, has alot of cashflow potential, average multifam around $140k

There are other smaller markets like Dayton, Akron, and Toledo, however there is not alot of economic drivers to those areas.

Looking for cashflow? Look into Cleveland, its got good cashflow potential with appreciation happening as well.

Looking for appreciation come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers! 


 Steven has nailed this one on the head. Cleveland is great for great cash flow and moderate to good appreciation.

As such I think I should buy properties in areas that accumulate in value and then sell those properties transferring the profit into 1-3 large multi-family in years 3-5.

Brandon’s $100 per month post expense cash flow goal is understandable for certain areas, however you can do much better in many areas with the right properties and strategy.

 This really depends on what your looking to do however for a very basic overview far west side is great, downtown and very close to the Cleveland Clinic, Little Italy, Tremont, and Ohio City are still great areas. There are other decent areas but that's a case by case basis.

I am not yet familiar with the management fees for an STR yet as we self manage, however Cleveland itself is currently STR friendly and just requires them to be registered if you have stays over 90 days and then you register with the city and pay $35. The suburbs are each very different with some having no restrictions and some completely outlawing them. For suburbs you really have to search for each cities rules.

I love the Midwest too, but do some market research on data that pertains to what you're seeking to get from REI, as just because someone says Cleveland is a great city for investment doesn't mean that it fits your goals. Also, narrow down your goals and get them to something that allows you to do research on that data in the first place.

We purchase a single family 2 br on the west side 5 min from the airport and a popular hospital. We are BRRRRing it and we’re originally going to rent traditionally, however we decided to look into it as an Airbnb, and when we put in current loan rates which will be near or at 7% when we are ready, we’d only cash flow about $150 a month 😱, but as an Airbnb our projections are around $1,300 cash in our pockets monthly. ðŸ’° At this point is a no brainer 🧠 and we know if it doesn’t work out or we don’t like doing it we can always revert to a traditional rental.
